Casa de los Filabres, Los Patricios, Albox, Almeria, is an exceptional 3 Bedroom 2 Bathroom Villa having a 10m x 5m pool, an enclosed courtyard with BBQ area and a 7m x 6m Double Garage, set in 2,500 m2 impressive private grounds which are bounded to the sides and rear by walls approximately 1.6 m high which are lined by closely spaced conifers.   The front is bounded by a wall having railings and remote controlled electrically operated double gates.   
A sweeping drive bounded by discreet lighting leads through the low maintenance grounds to the large detached garage, one of the up and over doors of which is electrically operated by means of remote control.   The garage has adequate lighting and power points, and a tap is mounted externally on one of the side walls.   The area in front of the garage has adequate parking for several large cars.   At the rear of the garage is an attached 2m x 3m secure store room which accommodates a water softener and the oil fired boiler for the underfloor heating and the domestic hot water.
To the right of the garage and in front of the villa is a very large tiled patio area.   The larger than usual pool is located in this area.   Mature, low maintenance gardens surround the area.
Imposing pillars lead to the porch and the spectacular solid wood Andalucian front door of this 161 m2 villa which opens into a light and airy hallway.   Glazed double doors lead into a spacious open plan dining area.   The large lounge area leads from the further end of the dining area and has a feature and very unusual free standing log burner that separates the two areas.   Windows in the front of both areas overlook the pool area while a double patio door in the rear of the lounge area opens into the rear Courtyard.
A door from the hallway leads into the fully fitted quality kitchen with cupboards above and below granite work tops.   An Island/Breakfast Bar also has a granite work top.   The kitchen has fitted electric oven, microwave, gas hob, dishwasher and extractor fan.   Full height larder fridge and a freezer are fitted into a housing matching the other kitchen units.   A door leads off to a nice size pantry/store.   Very useful sliding windows overlook the rear garden and the fields beyond.   A door from the kitchen opens into the utility room which has a cupboard unit with granite worktop and stainless steel sink, and a washing machine.   A door in the utility room leads to both the Courtyard and the rear garden.
The three capacious bedrooms are all accessed from doors leading off the hallway and all have large fitted wardrobes.   The Master has an En-suite with bath, separate shower, WC, bidet, vanity unit with basin and a heated towel rail.   The window of the Master overlooks the rear garden whilst that of the second bedroom overlooks the patio and swimming pool, while the window of the third bedroom is in the end wall of the villa and has a westerly outlook.
A separate family shower room has a vanity unit with basin, WC, bidet, shower and two heated towel rails.
Also off the hallway is an acceptable size Study having a multiplicity of socket outlets to facilitate all the electronic systems used in the modern home.   The controls for regulating the flow through the water circuits of the underfloor heating system are housed in a panel in the Study.
The 34 m2 Courtyard is fully enclosed with flyscreens as well as a retractable awning for summer time shade and to fend off the rare but occasional light shower.
It is worth noting the special features and high specification of this villa.   These include underfloor heating, solar panel for domestic hot water, gas fired water heater (back-up to the solar system.   Mains water from the new Albox water treatment facility is connected.   Two storage tanks with total capacity of 15,000 litres are located underground in the front garden to guarantee continuity of supply.   A reverse osmosis unit under the kitchen sink ensures the purity of the water used for drinking and cooking.   Water softener with automatic control.   A fully compliant Fosica Septica treatment system handles all the effluent from the villa.   The garden is partially fitted with a semi automatic irrigation system.   All windows have fly screens, security rajas and external persianas.
Los Patricios is on the Taberno road 5 minutes outside the market town of Albox, Almeria, approximately 25 minutes away from the larger town of Huercal Overa.   Both towns have supermarkets, banks, pharmacists, restaurants and bars.   Albox has a large modern health centre offering a diversity of services.   Huercal Overa has a large modern hospital recognised by many authorities as one of the best in Europe.  The E15/A7 motorway with connections to several major airports is within 25 minutes.
