Roger

Who is the builder, and are you one of the houses we have just connected or are you a long standing rustic house registered by the builder some time ago?
Also is this Endesa or another supplier?
If a long established connection I suspect the company will want to see your escritura to change to your name.

freddie

Roger, wondered if you might be able to answer this question, we have a meter the electric bill comes addressed to us and is paid out of our bank, but the bill is in the name of the builder, is this something that will need changing or does it get left till they are legal.
Thanks

Roger

If anyone without mains electricity in Arboleas wishes to contact me we will sort it out.
Obviously if it is a remote farm house with no available supply they cannot be connected.
But all houses which are on rustic land and subject to Innovation 14 can be connected with their own meter and contract,
without waiting for Innovation 14.
We have connected most, and there may still be a few still in the process.
If we have overlooked any then they should come to the Town Hall and see Danny, who is coordinating the connections.

Roger.

All illegal houses in Arboleas  "Do NOT have mains electric"

PhillipJLloyd

Just out of interest, how many people plan to sell their now illegal house, when it becomes legal, and why ?

Roger

As far as Arboleas is concerned all the houses we are legalising (not regularising) are on urbanisable land (not non urbanisable land).
Therefore they will be legalised under Innovation 14. The final addition to this plan was approved in June, and has been approved by the Junta.
All we are waiting for is the legal process of publication and leaving the opportunity for objections.
None have been received, and the final date is 8th August.
It will then be sent to the Junta which has stated that they will sign it.
All this took place prior to this latest change to the LOUA, which refers to non urbanisable land.

As has been frequently stated Arboleas is in a different situation to other towns because all our illegal houses can be easily absorbed into the adjoining urban areas.

Maura, Would appreciate if you could explain in laymans terms what the amendments are that affect inn.14.

tonychris

So from what Maura as said we should be hearing from Arboleas town hall very soon with regarding houses on Innovation 14? Been waiting 15 years up to now!

Maura

Actually it does affect Innovacion 14 and other town plans awaiting approval.

When I spoke to Rafael Marquez, the Secretary General for Territorial Planning etc of the Junta de Andalucia , whose team redacted the final text of the bill, he indicated that the bill contains additional amendments to deal with the problems caused by the judgement of the Supreme Court which overturned the town plan of Marbella. An issue which as Roger has indicated previously impacted Arboleas for the reasons explained in this article.

I think you will now find that the plans start moving again.

Roger

This latest amendment does not affect Arboleas.
It will allow illegal houses to obtain water and electricity, but all illegal houses in Arboleas altready have mains water and electric.
Also it refers to un urbanisable houses, but all the illegal houses in Arboleas are urbanisable and are due to be made totally legal hopefully later this year.
The other problem which the change does not solve is when the land has been embargoed due to unpaid taxes by the builders.

tandas

They passed the loua to regulate illegal builds but are we still waiting for Inn 14 to be cleared to be legalised?
